$14 Million “Eco-Townhouse” Listed For Sale

A Single-family townhouse at 53 West 71st Street was listed for sale today.  Asking $13,495,000, the ten room house measures a bit over 5,000 square feet, with 5 bedrooms and 4.5 baths.

Some cool features include four outdoor spaces (including a roof and garden), an elevator, double height ceilings on the garden level, and a master bathroom so nice I’m actually a little bit sad.

So, what is an “Eco-Townhouse”?  I don’t know.  But listing broker Dexter Guerrieri of Douglas Elliman describes the property as “a ‘passive house’, which means it has been completely sealed against drafts. As a result, you have an ultra-efficient, ecologically sound home which takes less energy and money to keep warm, while keeping out noise and pests.”


He also mentions a sophisticated ventilation system which tempers the fresh air that constantly flows into the house. And the triple-glazed windows are “passive house” certified and landmark approved.

The living room comes with an ethanol-burning fireplace, which apparently is environmentally friendly as well.
