
A new senior housing facility is expected to rise on West 108th Street (Google Maps)
The West Side Federation for Senior and Supportive Housing (WSFSSH) filed permits last week to develop a 12-story building at 105 West 108th Street, between Columbus and Amsterdam avenues, New York YIMBY first reported.

The UWS-based non-profit organization completed a similar project in 2021, constructing an affordable housing complex with 199 affordable housing units, 60% of which are senior supportive units, at 143 West 108th Street. It also includes a 110-bed transitional shelter.
A spokesperson for WSFSSH told ILTUWS that their new project at 105 West 108th Street is in the “pre-development” phase and is “much smaller and simpler” than the work they did on 108th Street. According to the permit, the current plan is to build a 12-story, 122-foot-tall building with 38,703 square feet for residential space and 14,108 square feet for community facilities.
“We are proposing to develop a stand-alone, affordable senior housing project with on-site social services for formerly homeless seniors, who will likely make up approximately 30% of the total unit count, currently estimated at 84 apartments,” said WSFSSH. They also added that, as with all WSFSSH projects, they will provide supportive services on-site, have 24-hour front desk services for residents, and all building staff members will be WSFSSH employees. “So, property management, the super, the porter, the building manager, will all be WSFSSH staff,” said their spokesperson. Low-income seniors will make up the remaining 70% of units.
As for the timeline, WSFSSH is currently working with its architects (Dattner Architects) to develop the building plans. The project will be funded through a combination of public and private sources. “Some of those sources are competitive, so we’ll need to participate in the competitive process and put together the best application that we can and hope that we receive the funding award,” said WSFSSH.

If WSFSSH does not secure funding, they will apply for the next available funding. “So, the timing is really going to be contingent on receipt of those funding awards. But we are hoping to be successful and be able to start construction as early as the end of the calendar year in 2025 or early 2026.”
WSFSSH went through New York City’s ULURP process in 2017 and 2018, during which three city-owned parking garages were transferred to WSFSSH: two located at 143 West 108th Street and one at 105 West 108th Street, their upcoming development site. Permits for the demolition have not yet been filed, but we are told the city has been in contact with the parking garage team regarding the next steps.
