Below market rate condos have been made available through housing lotteries at two Upper West Side buildings: 981 Amsterdam Avenue (at 108th Street) and 107 West 105th Street (between Amsterdam and Columbus Avenues). These lotteries are available through NYC Housing Connect and were first publicized by 6sqft.com.
Both lotteries are open until August 30 and include 2 bedroom apartments for an estimated sales price of $314,383. The monthly carrying costs are $2,491, and a minimum down payment of 3% will be required.
The eligible income range is between $88,500 and $141,790 (depending on household size, which can range from 2 to 5 people).
There are eight condominiums available in total, with six at 107 West 105th Street and two at 981 Amsterdam.
According to NYC Housing Connect, both buildings have “been renovated through the Affordable Neighborhood Cooperative Program (ANCP) of the New York City Department of Housing Preservation & Development (HPD).”
NYC Housing Connect also states that “This advertisement is not an offering. It is a solicitation of interest in the advertised property. No offering of the advertised units can be made, and no deposits can be accepted, or reservations, binding, or non-binding, can be made until an offering plan is filed with the New York State Department of Law.”
