A housing lottery is open at 250 West 96th Street (on the corner of Broadway), one of only two buildings where affordable housing has been created on the Upper West Side since 2022, according to a report from the office of City Council Member Gale Brewer.

The catch with this particular lottery is that only one affordable unit has been made available in the amenity-rich, luxury condominium. The one-bedroom apartment is available for an estimated purchase price of $308,313 with an estimated monthly maintenance of $500. Applicants must not make more than 80% AMI, which works out to a maximum of $86,960 for a single-person household, $99,400 for two people, and $111,840 for three. The asset limit for applicants is $302,606.
The development at 250 West 96th Street features a 75-foot saltwater lap pool, fitness center, squash court with a basketball hoop, landscaped rooftop terrace and an outdoor cinema. The shared interior space includes a sauna, steam room, music room and pilates studio. The building was designed by Thomas Juul-Hansen, known mostly for his work on Billionaire’s Row, and includes a total of 131 units. Current listing prices for available apartments range from $1.4M to $9.5M.

The available one-bedroom unit is on the building’s second floor and includes 1.5 bathrooms, a dishwasher, and a washer and dryer. According to the floor plan, it measures about 812 square feet, has three bedroom closets and an en suite bath.
The recent report from Brewer’s office found that the unit available through this lottery is one of just 68 total affordable housing units created in Brewer’s District 6 since 2022. The other 67 units are in the neighboring development at 266 West 96th Street, which held a lottery in early 2024.
