As New York’s residential market soars in the wake of the pandemic, homebuyers continue to flock to the Upper West Side. But this time around, they’ve emerged with a new set of priorities, as they search for residences that are not only move-in ready, but also offer an increased sense of privacy, as well as access to their very own outdoor spaces.

With occupancy slated for this year, 212 West 93rd Street checks all of the boxes. Offering a boutique experience that embraces indoor and outdoor living, the 14-story condominium includes just 20 residences—most featuring a generous private terrace—encased in a striking, contemporary façade that stands out as a new architectural icon within the neighborhood.

Developed by Landsea Homes, a California-based, publicly traded homebuilding company, and Leyton Properties, a New York City-based real estate development and investment firm, 212 West 93rd Street features architecture by ODA and interiors by GRADE New York.

It’s no secret that having access to outdoor space is a luxury for many New Yorkers. After all, if you look at most of the city’s residential buildings, the most spacious private spaces are typically reserved for sprawling penthouses or other high-floor homes, leaving the remaining inventory with smaller balconies at best.

Landsea Homes and Leyton Properties recognized the need for more units with more outdoor space—regardless of the size of the apartment or its location within the building—long ago.

The developers commissioned ODA, the award-winning architecture firm known for its mold-breaking, human-centric design, to conceive the 14-story building as a vertical collection of 20 individual homes.

But what makes 212 West 93rd Street unique is that ODA’s founder, Eran Chen, designed the building from the inside out, creating a layered effect with stepped terraces and oversized beveled windows, which seamlessly integrate the indoor and outdoor living spaces.

As a result of this unique architectural approach, a staggering 70 percent of the building’s residences offer private outdoor space, with some terraces being larger than the average Manhattan studio apartment, which typically come in around 450 to 500 square feet!

Designing the building from the inside out also created a second benefit: heightened privacy for its residents.

With just 20 residences, the boutique building is exceptionally private.

35% of the building’s homes feature elevator entry where residents step directly into their foyers or living rooms, while several residences comprise an entire floor to themselves.

With occupancy slated for this year, buyers won’t have to wait to move into their new homes.

Featuring interiors by GRADE New York, a firm known for its balanced design, each residence is a calm oasis, where rich materials and handcrafted finishes evoke a sense of permanence and all-encompassing quality.

The homes feature exquisite details such as white oak floors, oak wood-clad floor-to-ceiling windows that draw in dazzling natural light, and open-style kitchens that reveal custom-stained Ghiaccio grey-lacquer cabinetry and Volakas marble slab countertops and backsplash.

The spa-inspired baths provide a moment of serenity, showcasing custom millwork with Italian Lymra limestone.

With curated amenities that enhance daily life, the building’s 24-hour attended lobby provides an artful transition from the outside world, while the landscaped rooftop will invite residents to relax and dine al fresco in a fully-equipped outdoor kitchen.

The fitness studio is outfitted with the latest technology, including Technogym equipment and The Mirror.

Additional features include a children’s playroom, pet spa station and private storage space for purchase.
