A group of Upper West Siders are petitioning a real estate development backed by Michael Dell, primarily because they say it’s going to be ugly, Crain’s first reported.
The building will be located at 2505 Broadway, between 93rd and 94th Streets.
In September 2018, the site was purchased for $50 million by MSD Partners, the private investment firm which exclusively manages Michael Dell’s money.

Renderings haven’t been made public yet, but opponents are determined to stop construction. The group calls themselves the Cantilever Opposition Group, and have reportedly collected about 350 signatures from others opposed to the project.
“It’s just going to be a big, ugly cantilever,” said Wayne Kabak, the group’s spokesman.
Says opponent Gail Ettinger, “We object to the building not only because it will be ugly but also because the design is so badly out of character and spirit with the surrounding structures. The proposed design is offensive.”
Once complete, the mixed-use condominium will stand 19 stories tall, with 44 apartments, a 5,000 square foot ground floor commercial space, and have a total footprint of 75,000 square feet.
Building amenities will include a golf simulator room, a dog wash and a library lounge.
Here is a link to the permit, which was approved in May 2019. Construction is expected to be complete by July 2021, according to signs at the building.
It’s not about it being ‘ugly’, it’s about the illegal CANTILEVER that was approved despite violating zoning and structural codes of the lot. The Resident group is just trying to make sure the big dev money behind the project is held to legal standards. Unfair to frame the opposition in this article as merely about taste…

Why is CANTILEVER illegal? I see it in many new buildings. It looks interesting to me, though I will admit that I may be reluctant to walk under it!

The link to the DOB Permit is for a property on the east side…and the article says 75,000 sq. ft. FOOTPRINT. That is incorrect, the footprint cannot exceed the lot size. I think you meant total square footage.
The link to the DOB permit is for 2505 Broadway. You might be looking at the “Applicant of Record” information, which shows an east side address. This is just the applicant’s business address.
There is nothing illegal about cantilevers, which are pretty common with newer buildings. More UWS NIMBYs who pretend to know zoning laws better than the city, and who will likely waste everyone’s time with useless harassment.
I live in the 4 story walk up on the corner. is this cantilever going to be over the roof of my building or over the sidewalk on Broadway? or over the back of the building? I can say that my bedroom and bathroom windows are looking out over what I hope is going to be a terrace in the back of the new building because that will mean I have light coming in those windows, as I now have a view of the construction out my dining room and kitchen windows….not nice….
