Naftali Group, a luxury NYC developer and investment firm, has announced the launch of sales at its new Upper West Side condo at 211 West 84th Street (between Broadway and Amsterdam). This project made quite a few headlines when a tenant refused to vacate the rental building which previously stood at the site.

The opulent 18-story building, dubbed The Henry, will come with 45 apartments ranging from three to six-bedrooms including penthouse and townhouse apartments that span half and full floors.
The new construction also features a fitness center, yoga studio, bowling alley, sauna, private cinema, children’s library, and basketball and pickleball courts. Prices begin at $5,250,000 for a three-bedroom apartment, according to a press release.
The Henry also includes a “dedicated club floor” that has a salon with a marble-framed fireplace, billiards lounge, curved bar, game table, catering kitchen along with a private dining room where residents can entertain guests.

Construction is still underway and is anticipated to be completed during the third quarter of 2026. Naftali Group first filed plans for construction in May of 2022 but faced significant delays in progress, in large part due to one tenant who refused to move out of the building that was ultimately demolished to make way for The Henry.

The former tenant, Ahmet Ozsu, refused to vacate the penthouse apartment he was renting even after the lease ended in 2021. Naftali Group sued Ozsu, who ultimately moved out, although Naftali ended up covering Ozsu’s attorney fees as he fought to keep his rental.
“Our firm’s attorney’s fees were paid in full by the developer,” Ozsu’s attorney, Adam Leitman Bailey, stated at the time. “The cases were all settled except one as I refused to give up our ability to seek sanctions and attorney fees at the appellate division in the case where I was personally and frivolously sued which should be decided this summer.”
Naftali Group recently completed luxury developments at 1045 Madison Avenue, 200 East 83rd Street and 1165 Madison Avenue. According to a press release, these buildings have all sold out.
So you need to make about $1.1 million per year to afford the cheapest of these.
Well. isn’t that special. Starting at $5,250,000. It’s disgusting. I wish, just once, these creepy gazillionairs would build a few buildings, Maybe 6-10 stories. No pool, grills, gym, spas, playroom, theaters, a wine room, game room…etc. How about a clean studio, 1 or 2 bedrooms, 1 or 2 bathrooms, an elevator, w & d in unit or safe laundry room, perhaps a package room. Rentals starting at $1000. The homeless solution is easy to fix. Just too many creepy selfish people.
Rent $1k was hardly a thing in the 90’s. Pipe dream.
One bedrooms, with all the bells and whistles, are going for $3000 +. There’s no reason, other than greed, why basic apts can’t be $1000/1500.
