Some swanky senior living is making its way to the neighborhood. The Apsley, a new luxury community development that seeks to appeal to “individuals who don’t want to compromise on a luxury lifestyle as they age” is now open for leasing.

Construction permits were initially filed for 2330 Broadway (at West 85th Street) in 2019. The new development — originally expected to be complete by 2020 — was to top out at 230 feet and include 162 apartments, a spa, rooftop garden, and a restaurant within its 17-story frame.
The completed version opening in 2023 stands at 19 stories and holds 156 units, 76 of which will be dedicated to assisted living while the remaining 80 will be reserved for those with memory issues.
Studios start at $17,000 per month and the larger two bedrooms are priced at $31,800 per month.

What exactly are those services and amenities? “The Apsley offers 24-hour care with the option for personalized services, depending on what an individual might need, and a dedicated care center, which includes memory care. The amenities are second-to-none and include a spa, dining bistro, landscaped outdoor terraces, an art studio, theater, private dining spaces, a fitness center, and more.”

Residents will also receive an Amazon Echo Dot which will be “fitted with Aiva, a healthcare operating software that is specifically designed to effortlessly connect residents with the services they need,” according to Robb Report. “This allows them to use voice technology to request daily weather forecasts, express a care request, or communicate with the staff. Another crucial attribute to this technology is providing seamless opportunities to be connected to family, friends, and loved ones outside of the community. In addition, residents will be offered state-of-the-art Philips Cares Blueband wearables that offer wellness activity-tracking, fall detection, and push-for-help function.”
Developers Hines, Welltower and Sunrise Senior Living are particularly focused on catering to those who have spent their lives on the Upper West Side. The building’s design was inspired by area landmarks including the Cathedral of Saint John the Divine and The Dakota. Off-site excursions will also be offered through partnerships with neighborhood institutions including Lincoln Center and the Metropolitan Opera and will include open book readings, mic nights, concerts, and “Upper West Side-centric book clubs.”
The development team aims to change the game for those enjoying their golden years. The Apsley’s sister property — Sunrise at East 56th — opened in December 2021 and offers a similar alternative to the otherwise standard home healthcare.
Right across the street is an SRO where are they stand around in the street with their radios on and congregate as if they were in some Third World country. And people are going to want to pay 17,000 and more a month to look out the window to see this and to walk across the street and have to have that right in their face. Nice.
Keep in mind, if these are the base prices they are offering, then it’s likely they only include meals, housekeeping, and access to local activities that they organize. The “personalized” and memory care will definitely cost quite a bit more.
