UWS Zip Code Among Top 100 Most Expensive in Country

Do you live in one of the most expensive zip codes in the country? Realtyhop’s list of the nation’s 100 most expensive zip codes is in and the Upper West Side has made an appearance.

Zip code 10069 clocked in at number 85 this year, joining four other zip codes across the city: 10013, 10007 and 10012 in Lower Manhattan, and 11231 in Brooklyn. No other zip codes on the Upper West Side made the cut.

The zip code runs the length of Riverside Boulevard from 59th Street to 72nd streets. If you’re looking to move in, there are currently nearly 100 open listings in the area, according to StreetEasy, nearly a quarter of which are in The Rushmore. But, you better have some spare change in your pocket because the median listing price in 10069 is currently $2,150,000

It’s all topped off by a $38 million apartment at the exclusive Heritage building. The 10,500 square foot apartment has 18 rooms including five bedrooms and four baths. If you’re looking for more of a view (and a deal), you may want to check out apartment 29B at One West End Avenue. This 5,302 square foot 4 bedroom, 5.5 bath apartment clocks in at only $17,950,000. A bit smaller to be sure, but it has a terrace with a view of the city and, at just $3,385 per square foot, you’re paying $234 per square foot less than you would be at the Heritage.

If you don’t have tens of millions of dollars to spare, there’s always apartment 14P, also at The Heritage (240 Riverside Boulevard). This studio measures 485 square feet and is going for $649,000, making it the least expensive listing in the neighborhood.

While this may all seem inordinately expensive for the average Upper West Sider, prices in the neighborhood have actually been going down over the last few years. Back in 2022, 10069 was  the 80th most expensive zip code in the neighborhood, and that’s a precipitous fall from # 57 in 2021 and # 37 in 2020.

That year, the zip code experienced the largest real estate price increase in the nation, up approximately 42% from 2019, which led to a median list price of $2,595,000. This was likely due to the addition of the new luxury Waterline Square Complex to the area.

If all this talk of rapidly rising real estate prices in NYC has you ready to pack up and head west, think again. California is currently dominating the most expensive zip code list with 61 of the top 100.
